Roofing projects can often happen at the last minute. In case you may not be able to spend a lot of time finding a contractor, there are things you can do to ensure you get a good contractor. You may find yourself in a situation where you have three or four bids, three of which may be the same and the fourth may be significantly lower. Just because the bid is lower does not mean the work may not be as good. But how can you know for sure? What can you do to find out what is the best deal?

Ask for Documentation

A good roofing contractor will have all of the necessary licenses. This is especially important in the Jacksonville, Florida area. When you ask them to see these licenses, they will have them and readily show them to you. If you do decide to hire a contractor without checking for this information, it can lead to a lot of problems in the future. You want to see if the contractor has been involved in any litigation of any kind in the last 5 years. If they have, it’s important to ask why. Don’t be afraid to ask. It can happen for many reasons and not necessarily because of bad service. It is also a good idea to ask the contractor how many times they’ve done a similar job within the last three years. You can also ask them about the various kinds of buildings they have worked on within the last three or four years. You want to make sure the roofer has had experience doing the kind of job you need to be done.

How Busy Are They?

The contractor’s current workload can determine how quickly your job can be completed. It is important to ask them how many employees they have, and how many projects they have going on right now. It may be better to hire a small company that has excellent employees than to go ahead and hires a large nationwide company that does not have a strong local presence.

What About the Warranty?

Warranties are very common for roofing materials. The manufacturer often provides a warranty. It is important to understand if you do have a warranty, whether it comes from the manufacturer or the contractor. If it comes from the manufacturer, you should ask if it covers the materials and the work or if it is a materials-only warranty. You’ll also want to find out how long the warranty will be good for.
